THIS IS A FULLY STAFFED VILLA

 The 80-hectare estate has been created from the ruins of an ancient monastery and the superb restorations of the 8000 m2 of living space have used locally sourced, eco-friendly products throughout. The final result is one of stunning visual impact coupled with minimal environmental impact. This generosity and thoughtfulness include designing the infinity swimming to coincide with an enchanting view of Giglio Island. The interior houses artwork, installations and murals by a series of famous artists. The property comfortably sleeps up to 18 guests and has been carefully designed to create a stylishly authentic ambient throughout with all modern comforts and plenty of space. The bedrooms are all fully air-conditioned and feature extra-comfortable beds that are king size or larger.

Indoors:
The main sitting room has majestic high ceilings and the professional-standard kitchen includes a traditional, wood-fired oven and is ideal for fun-filled cookery courses at home with a private chef.
The formal dining room seats up to 40 guests and the wine cellar is packed with high quality, home produced wines and award-winning, cold-pressed organic olive oils from the estate.

SUITES
The Mastio Tower
:
The presidential suite features 360-degree views of the surrounding countryside. The suite is set on two levels with a bedroom, extra-large bed and a romantic fireplace on the top floor and luxurious bathroom with fireplace on the lower floor. Both floors of the suite offer 64 m2 of accommodation, are fully air-conditioned and the bedroom has gorgeous views across to Giglio Island in the distance. This suite has direct access to the spa, massage space, sitting room and kitchen plus there is a roof terrace for watching romantic sunsets over the water.

The Giglio Tower:
A superb, 64 m2, two-floor suite with 9-metre-high ceilings on both levels and two bathrooms. The bedroom is on the lower floor and features a king size bed, fireplace and a bathroom with a bath pool and a shower. The top floor has a sitting room, second bathroom and roof deck.

Torre del Mare:
King size bed, en suite bathroom with stand-alone rain shower and tub, direct access to a rooftop terrace.

Monache Tower:
An enormous, 90 m2, luxurious bedroom with a king size bed, fireplace, bathroom and roof deck.

The Old Stables:
A two-bedroom suite set in the romance of the superbly restored stables. The 45m2, double bedroom has a king size bed and a fireplace. The twin room covers 35 m2 and there is a huge bathroom with a handmade bath and shower.

The Granary:
The Granary offers an enormous, open-plan room covering 80m2 and featuring three king size beds, a 40 m2 bathroom with two showers and a 45 m2 private terrace.

Grounds:
80-hectare private estate comprising century-old trees, woodland, vineyards and olive groves, organic vegetable garden, lemon grove and orangery, ample lawn areas. Covered and open terraces furnished for outdoor living and dining. The salt-water, infinity swimming pool is 30 metres long and offers sweeping views over to the islands of Giglio and Montecristo. The poolside area is fully furnished and the nearby spa has a jacuzzi, steam room, massage area and a sitting room. There is also a relaxing area dedicated to yoga and offers various facilities. The property also boasts a newly-built tennis court for the exclusive use of the property's guests.

THE SURROUNDING AREA
This superb hillside estate lies immersed in the spectacular scenery of the Maremma. It is only 20 minutes from the sea and offers breath-taking views across the water to the islands of Giglio and Montecristo in the distance. This area of coastal Tuscany has been an elite destination for years and the rolling hills and olive groves set against the azure waters of the Mediterranean have a calming effect on both body and soul. The property stands in 80 hectares of immaculate grounds, ancient vineyards, olive groves and woodland. The private stables have beautiful horses belonging to the owner so why not try exploring the Maremma in the traditional way, on horseback? The Maremma is famous for its butteri, Tuscan cowboys who, until fairly recently, drove the Maremma cattle on horseback. If you're really lucky, you'll even see some of the indigenous wild horses galloping along the beach at sunset.

Magliano in Toscana is a delightful example of a walled hamlet and dates back to Etruscan times. The earliest parts of the stone walls were constructed around the year 1000 A.D. and the fortified encirclement underwent a meticulous restoration in 1999. You'll find a historical centre full of superb photographic opportunities and buildings of architectural and historical interest. Take a walk along the ramparts to gaze out over the sea and then kick back and relax at one of the restaurants specialising in local delicacies such as vegetable or fish soups, game and wild boar dishes. Don't forget that the region is also famous for its cold-pressed olive oil, exceptional wines, cheeses, cold meats, truffles, mushrooms and chestnuts.

Punta Ala is an elegant coastal resort, frequented by expensive yachts and offers both excellent restaurants and a glamorous nightlife. In fact, the Maremma region boasts various Michelin starred restaurants as well as hundreds of quaint, family-run trattoria. There are wide, sandy beaches near Punta Ala and the pine clad hills lead right down to the water in places.

The nearby Monte Argentario area is also surrounded by splendid beaches, picturesque sandy coves and flat rocks that are perfect for sand-free sunbathing and snorkelling. Cala Piccola is one such delightful bay with pebbles and turquoise water. Some of the other beaches are accessible by car, some by foot and some only via boat. La Feniglia Nature Reserve offers 7km of dunes and fine sand leading right down to the Mediterranean Sea. Try the pebbly Cala del Gesso or the Pozzarello beach with its easy access from the road and then chill out at one of the surrounding bars or restaurants. The seven islands of the Tuscan Archipelago; Elba, Giglio, Capraia, Pianosa, Giannutri, Gorgona and the nature reserve of Montecristo, with its legends of Alexandre Dumas's Count and Red Beard's hidden pirate treasure, are within relatively easy reach.

The Argentario golf course and spa hosts some of the most important golf tournaments in Tuscany and indeed in Italy. It has a panoramic 18-hole course, which is certified organic eco-compatible and all of the products used in maintaining the golf course are completely natural. In addition to the wonders of the course itself, the Argentario Golf Academy also boasts a staff of experienced professionals and a TrackMan simulator for swing analysis.

The estate owners can easily arrange transfers to and from the nearest international airports in Pisa, Perugia and Rome. The Orbetello Nature Reserve on the coast is a 20-minute drive and the beaches and golf course around Santo Stefano less than 30 minutes away. Punta Ala is about an hour's drive.
